Regional Construction Manager

Role Overview:

Ideal Existing Knowledge Base

  • Must be familiar with single family construction and renovation practices

  • Must be familiar with general zoning, permitting, and town practices

  • Must be familiar with building code and general building requirements

  • Must be familiar with Google’s “G-suite” 

  • Must be familiar with and able to explain building planning documentation including blueprints

  • Must be familiar with construction schedules 

Ideal Experience & Other Attributes

  • Must come from a construction background (10 years experience in Construction or construction related fields)

    • 5 years or lesser experience is acceptable for the right candidate 

  • Must have a proven track record of managing multiple complex projects at once

  • Must be a fastidious note taker and pay close attention to detail

  • Must be able and willing to manage 8-10 employees on 5-10 construction sites

  • Must be able and willing to schedule and manage subcontractors

  • Must be able and willing to provide hands-on training to employees and subcontractors when required

  • Must have Massachusetts CSL Licensure 

Daily Activities:

Backyard ADUs regional construction manager is responsible for ensuring that our construction projects remain on schedule and within budget to the best of their ability. Once one of our projects is officially under contract,  the Construction Manager will take over responsibility of the project during a project handoff with our sales team. From the time of the project handoff to the completion of the final punch list,  the Construction Manager will be responsible for implementing the original design and requested change orders.  The head of the sales team (Small Home Advisor) will remain the client's point of contact during the process and will be the Construction Managers point of contact for all design and change order related questions. While the Construction manager may have occasional interactions with clients, this position is not designed to be client facing. 

The Construction Manager must be extremely organized, have a keen sense for when their knowledge is lacking, the initiative to address this gap in knowledge and a knack for execution. Construction Managers are incentivized for moving projects efficiently through Backyard ADUs construction phase.

The Construction Manager will also be the local face of Backyard ADUs to Code Enforcement officers and will need to become an expert in town rules and local building code idiosyncrasies. This is a learned skill and will not be expected on day one, but will be expected to be a continual learning area for the Construction Manager. Some examples of these idiosyncrasies may include:

  • A change to a local building code requiring a more stringent detail than the state-adopted building code

  • A code enforcement officer who appreciates a phone call over an email 

  • A code enforcement officer who requires reminders about scheduled inspections

Specific Activities:

  • Create Construction Schedule Gantt Charts via Google sheets 

  • Create Google Calendar Project Calendars with significant dates for each project 

  • Coordinate all subcontractors several months in advance to keep schedules tight 

  • Request estimates from subcontractors for atypical work, and hold those subcontractors accountable

  • Review construction contracts with Small Home Advisor prior to final signing to ensure pricing is consistent with area trends

  • Ask detailed questions during project handoff to ensure no detail is missed

  • Order materials at appropriate times to keep projects on schedule. 

  • Ensure that proper permits are in place and that subcontractors are pulling their own permits

  • Schedule required inspections with municipalities and be on site for said inspections 

  • Meet with the construction team at least once a week to go over goals for the week

  • Ensure that the construction team has all the materials/tools that they need at all times 

  • Meet with the Small Home Advisor on a weekly basis to ensure that no change orders are missed and to update timelines as required

  • Occasionally lend a hand to the construction team if they fall behind

  • Keep track of Construction Team’s vacation schedules 

  • Keep track of all subcontractor invoices, including sending them to Accounts Payable and filing them in the appropriate Google Drive folder. 

  • Provide quality control for the construction team and sub contractors (which might mean asking them to redo something, or do something additional)

Hours 

Working hours are flexible in order to balance personal life and client service, e.g. If work can take a Saturday, life can take a Thursday. 

  • A total of 39 hours of On-Call time during construction hours (6:30am to 6:30pm, This can be (4) 9.75 hour on-call days, or (5) 7.8 hour days, or even more flexible some weeks.  On average we would like to see a minimum of 4 on-call days.  These days do not have to be spent behind a desk or onsite, but you must be available to answer questions from the construction team or subcontractors during those hours. Otherwise work is project based and some weeks all of the 39 hours will be spent on site, and other weeks all of your hours will be spent on the phone. 

  • 1 hour of Continuing Education every week expected (sometimes these are provided by Backyard ADUs, sometimes they will be self-driven. This is a total of 40 hours of Continuing Education required per year and can be broken into chunks larger than 1 hour. Backyard ADUs will pay for Approved continuing education.) 

  • Some self-driven Continuing Education expected outside of dedicated project work hours

Location

Must live in their region - 

**Ideally Worcester/Central MA Area to cover Western Ma to Metro West

Work will occur remotely and at client sites

Pay

Base Salary: $100,000-$130,000 depending on experience

Incentive Pay: Up to an additional $20,000 (See Below) 

-Incentive pay is based on project timelines being met and is paid out on a quarterly basis
