What you need to know
Provincetown allows property owners to build new attached and detached dwelling units by right in all zoning districts except S (Seashore) and M (Public Use) districts.
ADU rules in Provincetown:
Number of Units Per lot:
Res 1 District: 1 ADU
Res 2 District: 2 ADUs
Res3, ResB, TCC and GC Districts: ADUs can be used to create up to 3 dwelling units on a lot restricted by density requirements.
The accessory dwelling unit must be rented as a year-round rental.
Detached units must be 600SF or less and 40% of the gross floor area if it is located within the principal residence.
ADUs are exempt from parking requirements.
