What you need to know 

Provincetown allows property owners to build new attached and detached dwelling units by right in all zoning districts except S (Seashore) and M (Public Use) districts.


ADU rules in Provincetown:

  • Number of Units Per lot:

    • Res 1 District: 1 ADU

    • Res 2 District: 2 ADUs

    • Res3, ResB, TCC and GC Districts: ADUs can be used to create up to 3 dwelling units on a lot restricted by density requirements.

  • The accessory dwelling unit must be rented as a year-round rental.

  • Detached units must be 600SF or less and 40% of the gross floor area if it is located within the principal residence.

  • ADUs are exempt from parking requirements.
