Currently not in compliance with the Massachusetts Affordable Homes Act.

There is not a lot of information about ADUs in Nantucket.  However, their ordinances indicate that they are allowed in all zoning districts except for one.  Contact our team to determine what is available in your zoning district!

Type of ADU Permit Required

ADUs are permitted by right on Nantucket.

ADU Rules

  • ADUs must be located within an existing single-family home.

  • The appearance and use of a single-family home must be maintained with the addition of an ADU.

  • The gross floor area is limited to 800 square feet.  

  • The ownership of the single-family home and the ADU must remain the same.

  • Either the ADU or single-family home must be occupied by the owner.
