Type of ADU Permit Required
Through a building permit, ADUs are allowed in all residential and business districts.
ADU Rules in Arlington
ADUs cannot be greater than ½ in floor area than the floor area of the primary residence or 900 square feet, whichever is smaller.
ADUs must have a separate entrance that is either from directly outside or from a shared entry hall or corridor with the primary residence.
There is only one ADU allowed per principal residence.
ADUS can be located in a primary residence, attached to a primary residence, or as an accessory building.
ADUs cannot be used as short term rentals.
No off-street parking is required.
The ADU cannot be owned separately.
The addition of an ADU does not reclassify the zoning of the property.
Prior to a building permit being issued, the owner must notify the building inspector that the owner or a family member will reside in either the primary dwelling or the ADU.
