Oversized Tiny Home: Straight Line

Let the straight line be your inspiration and a starting point for your backyard home project. We include premium finishings as standard so customizing your home will be less stressful and more fun. You can build this ADU as designed or add your own touch. Customizations can include changing the floor plans, adding a full bath tub, making it bigger/smaller, increasing the roof pitch and even adding a masonry fireplace or wood-stove. The only limits are your imagination.

We also adjust the base model’s floor plans to maximize southern exposure and window location for every project as a standard design service.

Starting Cost for the Straight Line

Premium as Standard:

Our base pricing includes all of the upgrades you need.

  • Net zero ready construction (this means Net Zero if you add Solar)

  • Premium insulation and construction specs

  • Quartz counters and ceiling height cabinets

  • Upgraded trim

  • Solid core doors

  • Luxury vinyl plank flooring

  • Harvey windows

  • Kleer window and door trim


What “site work” does the price include?

Our base price includes everything needed to have this oversized backyard tiny home ready to move in on average in-town lot. This includes all the site work when the backyard home is placed within 50’ of the primary residence or utility hookups. Site work accounts for roughly 40-50% of the overall cost of our backyard tiny homes.

The site work includes:

  • Connecting utilities

  • Electric service

  • Cable/internet service

  • Foundation

  • Parking spot if required

  • Front path

  • Minor vegetation removal

What isn’t Included?

  • Demolition of existing buildings

  • Long distance utility connections & paths (>50’)

  • Removing hidden underground obstacles

  • Large tree removal and land clearing

  • New septic systems (if current system doesn’t have enough capacity)

  • New water connections (if current system doesn’t have enough capacity or is in poor condition)

  • Regrading, changing slopes or building on a hill

As a note, the items not included in the standard pricing rarely break the bank. The only exception is installing a new septic system which can cost $10,000-$20,000.
